That third photograph is the one people never think to take, and it changes a price more often than the material does.

Then the postcode, and anything you already know: a cracked sheet, a leak, a neighbour attached on one side, a conservatory below, a tenant in the property, a date you are working to.

What happens next

You get an indicative range back, usually the same day, along with a straight answer about whether the work is non-licensed, notifiable or licensed. That last part determines the timescale as much as the price does.

If the photograph cannot settle what the material is, the honest next step is a sample and lab test rather than a quote. Pricing cement work on something that turns out to be insulating board helps nobody.

If the answer is that nothing needs doing yet, you will get that too. It is a common answer and it is frequently the right one.

What should the photographs show?

Three things. The whole building from far enough back to see its shape and size. A close view of the material itself, ideally from above if you have an upstairs window overlooking it. And the approach, taken from where a van would park, showing gates, steps, slopes and anything narrow. That third one moves a price more often than the roof does.

Do you charge for coming out?

No. Quoting is free, whether that is from photographs or from a visit. A survey is a different thing and it does cost money, at £200 to £400, because it involves sampling and an accredited laboratory. If a photograph cannot settle what the material is, we will say so rather than guessing at a price.

How quickly can you start?

Small non-licensed jobs, which covers most garage roofs and sheds, are usually a matter of days. Notifiable non-licensed work, which is what substantially damaged cement becomes, needs notification before it starts. Licensed work needs fourteen days statutory notice to HSE and realistically runs three to four weeks from first call.
