The five groups, and why they are split that way
Roofs, garages and outbuildings is the largest group and the one most people need. It is almost all asbestos cement: corrugated sheet on a garage or shed roof, flat sheet used as cladding, and board under the eaves. Cement is the least dangerous of the asbestos products because the fibres are bound into it, and it is non-licensed work as long as it comes down in one piece. That single fact is why a garage roof costs hundreds rather than thousands.
Inside the property covers a wider spread of materials and a wider spread of risk. Textured coating on a ceiling and thermoplastic floor tiles sit at the safer end. Insulating board, pipe lagging and loose fill sit at the other, and those are licensed work. A homeowner cannot tell the difference between a cement board and an insulating board by looking at it, which is why this group holds most of the jobs that start with a survey rather than a quote.
Surveys and testing is where a lot of enquiries should start. A management survey tells you what is in a building and what condition it is in. A refurbishment and demolition survey is the more intrusive version, needed before work that will disturb the fabric. A single sample and lab test answers one question cheaply, which is often all anyone needs.
Disposal and making safe covers two different situations. Some people have already stripped the material out and need it collected legally, with the consignment note that proves where it went. Others have material that is sound and would be better sealed than removed, which costs less and disturbs nothing.
Who we work for is not a material group. It is there because a landlord, a farmer and a shop owner have different obligations from a homeowner. Regulation 4 of the Control of Asbestos Regulations 2012 puts a duty to manage on non-domestic premises and on the common parts of residential blocks, and that duty is about records and planning rather than removal.
