What makes a quote accurate
A photograph of the material, so we know what it is and what condition it is in.
A photograph of the approach, taken from where a van would park. Gates, steps, slopes, narrow side passages, a fence panel that would have to come out. This is the picture that changes a price most often, and it is the one almost nobody sends unprompted.
Your postcode, and anything you already know. A cracked sheet. A leak. A neighbour's garage attached to yours. A conservatory underneath. A date you are working towards.
Everything you tell us up front makes the number firmer. Nothing you tell us makes it worse.
What you get back
An indicative range, taken from the published figures on the cost page rather than invented for you.
A straight answer on whether the work is non-licensed, notifiable non-licensed or licensed. That determines the timescale as much as the price: non-licensed work is usually days, licensed work needs fourteen days statutory notice to HSE and realistically runs three to four weeks.
And, where it applies, an honest note that the material may not need removing at all. Sound cement that nobody is disturbing, or a sound textured ceiling, can often be sealed for around £30 per square metre instead, or left alone.
If a photograph cannot settle it
Some materials cannot be identified from a picture, and a soffit board is the classic case. Asbestos cement soffit is non-licensed work at around £50 per square metre. Asbestos insulating board soffit is licensed work at £200 to £300 per square metre. From the ground they are identical.
Where that is the situation we will say so rather than quoting a number that might be four times wrong. A sample and lab test settles it for a fraction of the difference.

Common questions
Is the quote really free?
Yes. Quoting costs you nothing, whether it is done from photographs or from a visit. What does cost money is a survey, at £200 to £400, because that involves sampling and an accredited laboratory. The two are different things and we will always tell you which one you actually need.
Will the indicative price change?
It should narrow rather than move. An indicative range from a photograph becomes a fixed price once access is confirmed, and after that it does not move unless what we find is different from what was described. Scaffolding, where a job needs it, is on the quote rather than added afterwards.
What if I am just curious about a rough figure?
That is a perfectly good reason to get in touch, and it is a large share of what we answer. Plenty of people want to know what a garage roof would cost before deciding whether to bother this year. You will get a number and no follow-up chasing.
